Yarrow Point is bordered by Lake Washington on three sides: Cozy Cove on the west (sheltered, calm water), the lake's main body at the north tip, and Yarrow Bay and the Yarrow Bay Wetlands on the east toward Kirkland.
Approximately one-quarter of Yarrow Point homes are direct waterfront. The remaining three-quarters carry territorial or partial water views, and the elevation gain across the peninsula means even non-waterfront homes often have meaningful sightlines.

Wetherill Nature Preserve, 16 acres jointly owned with Hunts Point, is the anchor green space. The Points Loop Trail connects the two peninsulas paralleling SR 520. Road End Beach at the end of 92nd Ave NE is the community kayak launch on Cozy Cove. Morningside Park has pickleball courts and the town hall. Yarrow Bay Wetlands offers a quiet trail loop. The 520 pedestrian and bike route makes commuting by bike to Seattle realistic for the right rider.
The July 4th Parade (classic cars, brass band, hot dogs, strawberry shortcake, pickleball tournament, fishing derby) is the signature community event and a real part of why buyers describe Yarrow Point as a place that still feels like a place.
For social and recreation: Overlake Golf & Country Club is five minutes south in Medina.
Why buyers are choosing Yarrow Point in 2026
The case I hear most often from buyers:
- The same lake lifestyle as Hunts Point at 30–60% lower waterfront entry pricing. A buyer can find genuine waterfront here in the high single digits to mid teens, where Hunts Point starts in the mid teens.
- Bellevue High School zoning with a private dock. Few markets offer both cleanly.
- Community traditions that aren't manufactured. The July 4th Parade in particular makes a difference for buyers relocating from the Bay Area, New York, or out of state.
