The town occupies a 0.31-square-mile peninsula of about 460 residents jutting into Lake Washington just north of Bellevue, with one road in and out. There's no commercial zoning, no library branch, and no chain anything. What there is: the deepest concentration of trophy waterfront in the Pacific Northwest, the lowest property tax levy rate in King County, and a 98004 ZIP that opens directly onto SR 520 for fast access to Seattle and Microsoft.

The April 2025 record sale at 4053 Hunts Point Road closed at $63 million, the highest residential sale in Washington state history (GeekWire, April 10, 2025; The Real Deal, April 11, 2025). Nearly every transaction at the upper tier is off-market or quietly listed. Privacy is the dominant value here, and Hunts Point's single-road access supports it.


Architecture and lots

Hunts Point's housing stock includes:

  • Mediterranean villas and French chateaux (the $63M April 2025 sale was an Olson Kundig modern that had replaced an earlier home on the parcel)
  • Tudor estates, including a 30,000+ square foot Medina-side compound that anchors the upper tier
  • 1950s and 60s midcentury moderns by regional architects of that era
  • Northwest contemporary new construction

Most parcels run 0.5 to 4+ acres, often with 100 to 300+ feet of Lake Washington shoreline. Seaplane-capable docks are common; one current $70M listing accommodates "boats, seaplane, jet skis, and a yacht of up to 150 feet" on 327 feet of shoreline.


Waterfront in Hunts Point

The peninsula is bordered by Cozy Cove on the east and Fairweather Bay on the west. The orientation matters: most premier estates face south or west, capturing both Seattle skyline views and full sunset exposure across the lake. Floating docks are heavily regulated, and the existing dock infrastructure is largely grandfathered. That's part of what makes a Hunts Point waterfront parcel essentially impossible to replicate from scratch.

Amenities and lifestyle

The lifestyle here is private by design. The town's anchor public asset is Wetherill Nature Preserve, 16 acres jointly owned by Hunts Point and Yarrow Point, one of the quietest urban green spaces in the metro. The Points Loop Trail connects the two peninsulas, paralleling SR 520.

Overlake Golf & Country Club is five minutes south in Medina, the closest social club for many residents. Fairweather Yacht Club anchors the private moorage scene.

For anything else, Old Bellevue, the Bellevue Collection, and downtown Bellevue's restaurants are within minutes.


Why buyers are choosing Hunts Point in 2026

For the buyer who has narrowed to two or three peninsulas, the case for Hunts Point usually comes down to:

  1. Maximum privacy. One road in and out, single-family-only zoning, no commercial activity, no library traffic.
  2. Lowest property tax levy in King County. A $0.14654/$1,000 city levy translates to a meaningfully smaller annual bill than peer waterfront markets.
  3. The most prestigious ZIP-within-a-ZIP in Washington. 98004 covers a large area, but Hunts Point is its own incorporated town within it.

The 2026 city levy rate of $0.14654 per $1,000 is the lowest in King County. The effective rate works out to about 0.61%. The median annual property tax bill, driven by home values rather than the rate itself, runs $43,000 to $47,000.

A practical note: neither Hunts Point nor Yarrow Point joined the King County Library System. Residents use the Bellevue library system instead.

A note for sellers: the April 2025 $63M sale generated approximately $1.85M in state Real Estate Excise Tax alone (WA DOR REET). At this price tier, REET planning is part of any well-run transaction. I'd be happy to walk through it.
